Electrical Safety (EICR)

☐ EICR completed within the last 5 years
☐ Next EICR renewal date recorded
☐ Any C1 / C2 / FI issues resolved
☐ Written confirmation of remedial work obtained
☐ Copy provided to tenant
☐ Copy retained for records


Gas Safety Certificate (CP12)

☐ Gas safety inspection completed within last 12 months
☐ Valid Gas Safety Certificate issued
☐ Certificate provided to tenants
☐ Renewal reminder set before expiry
☐ Gas engineer is Gas Safe registered


Energy Performance Certificate (EPC)

☐ Valid EPC in place (less than 10 years old)
☐ Property meets minimum rating (E or above unless exempt)
☐ EPC provided to tenants before move-in
☐ Expiry date recorded


Smoke Alarm Compliance

☐ At least one smoke alarm installed per storey
☐ Smoke alarms tested at start of tenancy
☐ Batteries replaced (if applicable)
☐ Interlinked alarms installed (if required in Scotland)


Carbon Monoxide Alarm Compliance

☐ CO alarm installed in rooms with fuel-burning appliances
☐ Alarm tested at start of tenancy
☐ Battery checked/replaced (if required)
☐ Complies with BS EN 50291


HMO (If Applicable)

☐ HMO licence valid
☐ Fire detection system compliant
☐ Emergency lighting (if required)
☐ Fire doors inspected
